Before we touch anything, we need to envision the type of space we want to create. If your salon space is currently cluttered and chaotic, what mood would you prefer?
Perhaps you want your space to communicate tranquility and relaxation. Think about ways to engage all five senses to express those feelings. Consider colors, sounds, and decor that represent Serenity.
Or let’s say you want your salon space to convey fun and happiness. Then you would probably want to incorporate more lively features into your environment. Consider upbeat music and bright colors to bring cohesion to your working space.
All this is important to know from the beginning as it will give you a guide and a goal to work towards as you’re organizing.
Once you have thought about the style of your work area, the next step is to make a plan. Think about the timeframe you would like to work with. Although most of us just want to rush through things and get things done immediately, it may benefit you to pace yourself. Between working at the salon and your personal life, you probably have a lot on your plate. You don’t want to overwhelm yourself more than you already are, so come up with a realistic timeframe. Consider this example. Someone could watch a video about how to build a car but that doesn’t necessarily mean that they have the tools or full understanding to do it themselves. The same thing applies to medical procedures. One can watch educational content online but that does not mean that they are certified to perform the procedure themselves.
So rest assured that sharing information about how to do a balayage, a fade, or a chrome nail will not inevitably jeopardize your brand.
Unless you have a technique that is very unique to your industry and no one has everyone done it before, then you could consider selling the technique online in a course. As exciting as opening your own salon may be, there still is one crucial aspect that can be the make or break for your burgeoning business. Besides the business aspects of running your beauty salon, you have to consider the ideal location to position your new business.
The location you choose to set up for your business will likely mean the difference between having your books filled and struggling to get clients in the door. Two beauty businesses may start their salons at the same time and have similar strategies, but one may struggle more than the other, entirely because of its location
But this doesn’t have to be you.
In this article, we will share with you all the factors you should consider when opening up your own salon. With these tools, you will be more equipped to determine the best course of action when establishing your new business.
Local demographic
If you’re considering opening your own salon, then you probably have an idea of the type of customer you are selling to. Either you are already used to working with a certain audience or you are seeking to attract a new demographic. It’s important to conduct market research around the area of your choice. Consider the type of people who currently populate that area.
When you discover and know your audience, you can pick an area where they congregate. But for the most part, having good foot traffic outside your salon is essential. If you choose a location that has limited foot traffic and visitors, be prepared to spend a huge portion of your budget on marketing to get customers through the door. If you set up too close to a similar salon, then you might be vying for their audience’s attention. So don’t get too stuck on who is already in the area. Learn about your competitors, research what services they offer and their pricing, and then niche your salon. Stay true to your core values and focus on what sets you apart from the rest.

I remember going out to eat one evening at a hole-in-the-wall restaurant. The service was great and the ambiance was spectacular. However, there was a rowdy bar right next door. While I tried to enjoy my food, I could hear all the rowdiness going on at the bar through the paper-thin walls. Needless to say, I did not return to that restaurant again.
This scenario can be applied to your salon location hunt. Consider the relevant businesses near the location you would like to establish. You may have a great salon, but the surrounding area could make or break your success.
First, think about the kind of experience you want to provide your clients. If you are going for a more upscale vibe, then consider a location that has high-end boutiques nearby or fancy restaurants in the same area. If you’re providing a more fast-paced and quick turnaround experience, a shopping mall in the city center or downtown may be your best bet. Chances are those nearby businesses are probably already servicing your potential clients.
In any case, just make sure to avoid surrounding businesses that can repel your potential clients. Avoid areas that either have too many competing salons, are too noisy, are too smelly (like a fish market nearby), or are not well maintained.
Building type
There are three main types of buildings you can consider for your salon: freestanding, storefront, and shopping mall.
Out of all three types, a freestanding building is the most popular for salons. Usually, they are located on the outskirts of a mall because rent is much higher inside the actual mall. This approach affords salons visibility and accessibility while at the same time cutting the cost of high rent.
Another advantage of having a freestanding building is the ability to enjoy more creative control. You can adjust the decor, implement renovations, and overall curate your salon to reflect whatever style you desire. You also have executive control over overhead costs, utilities, and mortgages. Unlike renting at a strip mall, you don’t have to worry about excessive fees such as advertising costs, common-area costs, and security.

If you want to avoid the hassles of owning your own freestanding building, and you want the benefit of guaranteed foot traffic, a strip mall deserves some serious consideration. Another advantage of a strip mall location is that the leasing agreements usually limit the number of similar stores in one area. So that means less competition for you, and more visibility for your business.
A word of caution about shopping malls, though. In the past decade, we’ve seen a decline in the popularity of local shopping malls. Many malls are struggling to remain afloat with the rising competition of online e-commerce. When considering a strip mall location, consider one that has relevant stores that are still receiving major foot traffic. Your business will thrive more in those areas. Also, a ground-floor location is always preferable within a multi-level strip mall, even if the rent is higher (at least until you build a loyal clientele).
The last type of building to consider is a storefront building. Unlike strip malls that tend to pop up in residential areas, storefront properties are usually found in the business districts of a city. They can stretch out for blocks, especially in downtown areas. If you find a location in a bustling, updated downtown area, grab it immediately. It probably won’t stay on the market for long as it is in very high demand. These locations can guarantee high foot traffic all year round.
In the end, whichever type of building you pick for your salon is a matter of personal choice, availability, preference for renovation, zoning requirements, and startup costs. Consider your budget and which type of building makes the most sense for your salon and its profitability.

Salon size
So let’s say that you discover a perfect spot for your new salon. It has everything you need as far as foot traffic and relevant businesses around it. You take a peek inside and find out that the space is very cramped. Unfortunately, the size of a potential space could be the dealbreaker before signing the lease.
When considering salon size, determine how much you want to expand in that space before you commit to it. The size may be appropriate now but what if you want to add more booths? Or what if your clientele grows rapidly over time? These are questions to consider when searching for the appropriate size.
However, it should be noted that you should be realistic about not only the size but how soon you may need to expand. Every beauty professional dreams of owning a huge salon one day, but at the present time, a bigger salon might be overkill. You don’t want to prematurely jump the gun and bite off more than you can chew. Because the truth is that a bigger salon equals a bigger price tag. It may not make sense to rent or own a big salon space when you’re just starting out. Consider waiting at least a year before you make a huge commitment.
When choosing a salon, think about how you will use the space and the layout. Is there enough space for clients to sit and wait? Do you have enough space for storage? How about space for chairs, mirrors, display, and equipment? Try to map out the layout when assessing a potential salon space. Make sure that everything is not too tight and that you, your staff, and your clients have adequate space to maneuver around. You can even put masking tape on the floor to map out where everything will go and get a physical sense of the space.
On average, most salons range between 1,200 and 2,000 square feet (although some are smaller at 1,000 square feet). This should give you a ballpark range of what to expect. Most salons are broken up into four components: service area, waiting room, restrooms, and storage/break room. Dedicate about half of your salon to a service area, 20 percent to the reception and waiting area, 10 percent to the restrooms, and 20 percent to storage or break rooms.

It should come as no surprise that one of the greatest factors in selecting a salon location is the cost. You might have your eyes set on the perfect location downtown, but you still have to consider your budget. If you are vying for a popular location in the town’s center with a lot of foot traffic, then expect the hefty price tag that comes with it. You might have to adjust your expectations and search in the outskirts or even the suburbs. Busy areas might be more accessible, but then you may be out of budget.
When budgeting for a new salon, also consider seasonal shifts in that area. For example, let’s say a location is in a popular tourist destination. Business might be booming during popular seasons, but what about off-seasons? If a location depends on seasonal traffic, you may have to factor that into the overall budget. Do you have a plan to supplement those slow months? How will you increase your revenue during those times of the year? These are factors to consider when determining what you can comfortably afford.
Another factor to consider is the need for repairs. If you are buying or leasing in an older building, assess the level of repairs and upkeep the building requires. These repairs can easily add to the upfront cost.
The next aspect to address is the cost of utilities. Yes, rent is one factor, but you will have to pay a bill every month for extra expenses. Solely focusing on rent without considering insurance, taxes, security, and shared fees can eat away at your income if not given serious consideration.
And lastly, compare your quote with other buildings in the same area. Is it much higher or is it reasonably priced for that area? It’s important to do your own research to ensure you are not being overcharged.
And if all else fails, try to negotiate the total cost with the landlord. If you plan to stay in that location for a long time, they might work with you to lower the rent. The worst thing they can do is say no, so don’t be afraid to ask.
